How to change your furnace filter and why it's important.

Per the lease, tenants are responsible for replacing and maintaining furnace and A/C filters as needed if accessible. The furnace is typically located in the basement or a utility room.

  • Preventing wear and damage to the heating system
  • Reducing energy costs and lowering your utility bills

The furnace filter is an essential component of your HVAC system. It prevents harmful pollutants like dust, pet hair, smog, and bacteria from circulating through your home—and your lungs—when your system runs.

Why Change the Furnace Filter:

Dirty filters restrict airflow and allow contaminated air to circulate through your system. Regular filter changes maintain good air quality in your home.

When filters become excessively dirty, they can damage your system's motor, potentially leading to repair costs ranging from hundreds to thousands of dollars. The high pressure can also damage your ductwork and vents. If repairs are needed due to neglecting filter maintenance, we may pass along the repair expense to you.

When to Change the Filter

Typically, it is a good idea to check on the status of your filters at least once a month, especially if you are using a new brand or type of filter. Checking your filters at regular intervals will help you determine how often you should replace or clean them. If you have pets, you may consider changing the filter more regularly.

Baker Street recommends replacing all filters at least four (4) times per year OR every three months to ensure systems are kept clean and in good working condition. We suggest setting up a calendar reminder so you don't forget when it's time to change the filter.

  • New furnace filter (correct size) -- you can easily order filters off Amazon
  • Vacuum cleaner (optional, for cleaning around the filter area)
Step-by-Step Instructions
  1. Turn off your furnace using the thermostat or power switch for safety
  2. Locate the filter compartment - usually found in the furnace's return air duct or blower compartment
  3. Remove the old filter - note the direction of airflow arrows on the old filter
  4. Check the filter size - written on the filter frame (example: 16x20x1)
  5. Insert the new filter - make sure the arrows point in the direction of airflow. We recommend dating the new filter, so you can easily see when it was changed.
  6. Close the compartment and turn the furnace back on

What if I don't know my filter size?

  • Look at the frame of your current filter - the dimensions should be printed there. If not, measure the length, width, and thickness of the existing filter. If you still are unsure, please reach out to our team, and we're glad to help!

What if I install the filter backwards?

  • Your furnace won't work as efficiently, and the filter could become damaged. Always ensure the arrows on the filter frame point in the direction of airflow (toward the furnace).
