Thank you for considering Baker Street Properties. To ensure an easy transition to our team, there are several onboarding steps we take for each property:
- Initial Call & Property Visit
- During our initial call, we will discuss the management agreement and review our leasing and maintenance terms.
- Our standard management rate is 9% per property, but can vary, depending on various factors. Our standard leasing fee is 50% of the first month’s rent. Kindly take a moment to read more about our Rates & Pricing.
- After our initial call, we may schedule an in-person visit to confirm that we best suit your needs. Our team is happy to discuss your property needs, rent estimate, goals, and timeline.
- Sign the Management Agreement & Onboarding Forms
- We will send you the management agreement for your signature. Please take a moment to review our Sample Management Agreement.
- Upon signing the management agreement, we will send you digital forms to input your property information into our online portal.
- Once the onboarding forms are complete, we will set up your online owner account through our management software, Buildium, and then you will receive an email to create login credentials.
- Once you have access to your online portal, you can access tenant leases, maintenance tickets filed by tenants, and your property ledger. Please take a moment read our Online Dashboard Features Guide to get a head start on the features available through the dashboard.
- Apply for a Certificate of Occupancy & Onboarding Walkthrough
- We will register your property with the City as a rental property and designate Baker Street as the “Agent.” This is as simple as filling out your portion of the Property Registration Form, which we will send you for electronic signature. If the property is a first-time rental, we will apply for the COO.
- We will also walk through the property to collect and input the property data into our database and use this opportunity to ask various questions about your property. We will note the condition and age of things, such as appliances, furnaces, water heaters, and other major systems.
- We may also determine onboarding maintenance repairs, such as deferred maintenance or suggestions to improve the property for leasing. If your property is unoccupied, we will treat it as being turned over between tenants.
- Please take a moment to review our Turnover Guide to understand our expectations of a property's condition before leasing and moving in new tenants. We may create an addendum to our Management Agreement to include maintenance repairs or improvements.
- Initial City Rental Inspection(Four to Six Weeks)
- The City schedules the initial inspection per their timeline. The results of the inspection determine the leasing timeline. If the punch list requires trade permits, this may extend the timeline. Our maintenance team can promptly handle a minor punch list.
- At this point, we have a consolidated list of onboarding maintenance repairs, and inspection repairs.
- Complete Inspection Repairs & Onboarding Maintenance
- The City allows 60 days to complete inspection repairs. If we determine additional maintenance repairs, we aim to finalize those as quickly as possible.

- Prepare & Market the Property for Leasing
- We are proud to represent our owners as management and leasing agents. Our leasing mission is to sign each lease as quickly as possible with favorable rental rates. Please keep in mind that we may need to negotiate or adjust property conditions and lease terms to meet this objective.
- We will clean the entire property, record a virtual tour, and take photos for marketing. Our leasing team will list the property, which syndicates to the major listing websites.

- Respond to Leasing Inquiries & Manage Showings
- Our leasing team will respond to prospective tenant leads through our lead management software, show the property, and manage applications.
- Review Applications & Sign Lease Agreement
- We have a thorough and well-established process to vet prospective tenants. Once we find great tenants, we digitally sign and secure a lease agreement.
- Prepare Property for Move-In(Two weeks)
- Depending on the condition, we may need to finalize maintenance repairs and cleaning. We also thoroughly document the condition through our inspection app, including detailed photos, prior to the tenant’s move-in.

- New Tenant Move-In
- Our automated system sends the tenant their move-in information. Once the tenant moves in, we collect rent payments through our online portal. Moving forward, we manage routine maintenance needs via our online ticket system.
