We partner with a new gutter specialist called Gutter Doctor. They specialize in routine and preventative gutter and drainage maintenance. They have been great to work with, are extremely knowledgeable with over 40 years of experience, and are reasonably priced.

Process

• Our vendor performs both gutter cleaning and a thorough inspection process, addressing repairs to the gutters if needed.
• Poor drainage is a major cause of basement leaks, so proactive maintenance is essential. Basement foundation repairs and waterproofing systems are often expensive, and this approach addresses the root cause of many of these issues.
• Our vendor assesses how often gutter cleaning may be needed based on the property layout, including the location of trees and other foliage. The inspection ensures the gutters are draining properly, free of debris, correctly sloped, and undamaged. If the repair estimate is within the maintenance threshold, we will proceed. Otherwise, we will seek for approval.
• Gutter Doctor services all properties’ gutters semi-annually (in the Fall and the Spring). The only exceptions would be condos, apartments, or properties where an HOA manages exterior elements such as gutters.

• Our preferred vendor Gutter Doctor will provide us with pricing for the year.
• The rate price includes inspecting, servicing and cleaning the gutters semi-annually (in the Fall and the Spring). We will inform you of the annual rate, which is usually $275 - $325 total for the entire year.
• In the case that there are gutter guards or if cleaning may not be required, then no fee is charged.
• If there is additional maintenance required to fix gutters to ensure proper function, then there would be an additional expense. We would reach out for approval for anything beyond the maintenance threshold.
