Emergency Maintenance Process for Tenants

A guide to help tenants understand what we consider emergency maintenance and how we handle it

Emergency Maintenance Requests

If you have an emergency maintenance request, call our maintenance line at 734-800-8331. Our emergency maintenance line is answered 24-hours a day, 7-days a week. We are immediately alerted on multiple fronts when an emergency maintenance request has come in and someone will get back to you within 15-30 minutes.

It's imperative that you call our emergency maintenance line after hours, as we will not be monitoring other forms of maintenance requests.

We consider the following maintenance issues as emergencies:

  • Fire -- please call 911
  • Gas leak
  • Significant property damage -- often related to storms or severe weather
  • Active flooding
  • Active leak
  • Sewer backup
  • Heat not working
  • Water not working
  • Lockout

Fire Emergencies

If you are experiencing a fire emergency, please call 911. Only after contacting emergency services, please call our emergency maintenance line.  

Gas Leaks

If you smell gas, then call our emergency maintenance line. After speaking with you, our team may instruct you to call DTE's Natural Gas Hotline at 800-947-5000.

Power Outages

If you are experiencing a power outage, please first check the DTE Power Outage Map to see if there is an outage in your area. If there is no reported outage, then kindly reach out to our maintenance team.

Active Leaks or Flooding

An active leak is defined a constant flow of water that cannot be stopped. We deem active leaks as emergencies, as failure to stop the leak can result in property damage and extensive repairs.

For example, if you find your sink plumbing to be leaking, only after running the faucet, we would not deem this as emergency, as the leak can be avoided by not running the faucet.
